Scissor Sisters Make the Cut for USC Live -- Win Exclusive Tickets

Bauer Media and fashion retailer USC – the trend-led destination for branded clothing, footwear and accessories – are thrilled to announce the next act to headline USC Live. Following the shows with Amy MacDonald and Pixie Lott, the third in the series of exclusive gigs looks set to turn the fun (and glam) factor up to 11 with the filthy, gorgeous Scissor Sisters.

On Thursday 23rd September, Jake, Ana, Babydaddy, Del and Randy will put on a very special show at Sound Control in the heart of Manchester for just a few hundred lucky competition winners. Fans will be treated to a rare, intimate performance of the band's biggest hits to date plus they'll be given the chance to see live renditions of tracks from their latest album, 'Night Work', including the fantastic hit 'Fire With Fire'.

The event will be co-promoted by Bauer radio stations right across the UK in partnership with leading high street retailer USC. Tickets to the show are FREE and available via competitions in USC stores or via Bauer's networked evening programme 'In Demand', where there will be competitions running every night from Monday 30th August– Friday 3rd September. The gig will also be recorded by Bauer and broadcast in October across 16 radio stations inc. Clyde 1 (Glasgow), Key 103 in Manchester, Tay FM in Dundee and Rock FM in Preston.

Scissor Sisters first found UK success in 2004 with smash hits such as 'Take Your Mama' and 'Filthy/Gorgeous' and it was Britain, rather than their U.S. homeland, which really established them as an international tour de force. For a band who sprung out of downtown New York clubs, Scissor Sisters' success was meteoric with their eponymous debut album becoming an international smash and the top-selling album of 2004. The follow-up 'Tah-Dah' topped the US billboard charts and ever since they've been firm favourites in the charts and on the live scene around the world. They recently stole the show at Glastonbury when they performed a duet with Kylie Minogue. Roni Deutch, A Professional Tax Corporation Launches End-Of-Year Donation Drive

The community action committee at Roni Deutch, A Professional Tax Corporation is ending the year with yet another charitable donation drive.

"This is the season of giving," explains The Tax Lady Roni Deutch, "and I am asking my employees to help bring holiday cheer to those less fortunate by participating in our end-of-year donation drive."

"Times are tough, and according to the California Employment Development Department the unemployment rate here in Sacramento is around 13%," explains Deutch. "There are so many families that depend on Sacramento Food Bank & Family Services, and I am proud to assist in the efforts of the Sacramento Food Bank & Family Services."

On November 30th, Sacramento Food Bank & Family Services dropped off two collection barrels at Deutch's North Highlands, CA office. One barrel will be used to collect non-perishable food donations, the other for clothing donations. The donation drive will last through January 4th. 2011.

Deutch's law firm also expects to have nearly 20 volunteers (comprised of employees as well as friends and family members) helping to wrap gifts at Sacramento Food Bank & Family Services on December 15th. The gifts are being wrapped for Sacramento Food Bank & Family Service's annual Adopt-A-Family program.

Sacramento Food Bank & Family Services is dedicated to assisting those in need by alleviating their immediate pain and problems and moving them toward self sufficiency and financial independence.

Sacramento Chapter of The National Association of Professional Women has Another Successful Chapter Meeting

The Sacramento Chapter has two meetings, both a lunch and a dinner meeting, each month in order to accommodate the busy schedules of the members. For the sake of simplicity, both meetings have been folded into one in these minutes.

Sharon opened the meetings by welcoming everyone, then briefly speaking about the NAPW. She asked, "Everyone, look at the words on the bottom of the banner -- Connect, Learn, Grow, Inspire," -- and spoke about what those words mean in the organization. She then spoke about our Sacramento Chapter and the importance of each woman who attends, rather than the importance of each woman as a part of a business. Sharon then told everyone that the first NAPW annual convention has been scheduled for April 1, 2011, but will be limited to a total of 375 women.

The scheduled speaker for the lunch meeting was not able to attend, so each member had more time to talk and share. The first speaker was Helena Fisk, from the Small Business Development Center, or S.B.D.C. The S.B.D.C. is the consulting arm of the Small Business Administration, so all of the consultants have already been paid through our taxes. She was excited about a new program they are offering, called "Managing Your Business for Expansion". Helena then told everyone about something very exciting in her life. Her best friend from college had been diagnosed with the last stage of vaginal cancer, a very rare cancer with a high mortality rate. Helena's friend just had a new round of tests and was declared cancer free!

Robin Melzer, owner of Robin's Nest Family Fashion Boutique, attended for the first time. Her husband is now retired and works with her. Robin's boutique provides good quality merchandise (clothing, accessories, and lots more) at great prices. Her clothing is new, nearly new, and vintage. In addition to the boutique, she is currently gathering photos for a new magazine. Robin came to the local chapter for the first time with two guests, both of whom are working with her on a fashion show scheduled for 11/13 at the Guild Theater called "Hats In Mama's Closet".

Bridgette Carradine, one of Robin's guests and partners in the upcoming fashion show, trains fashion models and gives fashion shows. She teaches the models more than just how to walk a runway, working with them on everything from hair and make-up to building confidence and self-esteem.

Juana Blaze, Robin's second guest and partner in "Hats In Mama's Closet", is a singer with a new CD coming out with her original songs. She is providing the music for the fashion show, and will be contributing part of the proceeds from her CD.

Mrs. Tika, like Cher -- just remember the one name! -- is the owner of Delores Inc., and unique staffing and business development company. Delores Inc. helps small businesses get to the next level by assisting with their staffing needs in ways that other companies do not. They offer full benefits to employees, but only charge companies the actual employee salaries. Mrs Tika also is involved with another new business, "Quality Image" that helps people with make overs. Together they help people, both men and women, with their new image and then assist them in getting jobs.

Yoshiko Kage, owner of Living Fully Alive Now, offers Japanese Acupuncture and Herbal Medicine. She has been in America for 14 years, and specializes in pain management for women. She handles all types of women's issues, including detoxification. Yoshi's passion is movement based art, which includes body movement, drawing, and writing.

Sharon Donat calls herself a jack of all trades, but has actually been in the insurance industry all of her life. She just works part-time for Farmers now, but considers her autistic grandson both her passion and full-time joy. Family is the focus of Sharon's life, from her 91 year old mom, 4 super sisters, and 4 kids of her own.

Linda Melody, an independent representative of PrePaid Legal, reminded us that a bad economy means more potential legal problems for everybody! PrePaid Legal makes legal assistance available for everyone at reasonable rates. PrePaid Legal is also the only company with a system for full restoration after someone has suffered identity theft. Linda is also passionate about the Carmichael Chamber, and is very active in promoting all of their various activities.

Rebecca Ward has been an interior designer for about ten years, and owner of her own design business for two. Rebecca Ward Design is the perfect choice for the whole gamut, from paint color consultations through full redesign, including moving walls, etc. Rebecca is passionate about her church, Warehouse Ministries, "Operation Shoebox". She invited everyone to join her on Saturday for a packing party, where the shoeboxes would be filled and assembled for donation.

Dafna Gauthier, owner of Mindsets Business Consulting, works with all types of businesses from large corporations to small start-ups. She helps business to strategize for growth, and helps individual women to grow as large as their dreams and desires. Dafna has a TV show called "What is Your Mindset", and is a successful author. Her book, "New Kid On The Block", is an excellent guide for supervisors and managers.

Sharon was next and talked about her company Travel ID Cards. The company produces unique products (KidsTravelCards, TeenTravelCards, AdultInfoCards and PetTravelCards), plus custom ID badges for any type of organization or company. Sharon's passion is animal rescue, and she talked about the litter of kittens that was dumped on her by a neighbor. They are doing fine, but are definitely shaking up the household!

June Azevedo, of Azevedo Print & Design, is passionate about working with people and watching them get excited when their ideas take shape in print. She loves saving businesses money at the same time that she helps them be both more profitable and efficient with better printed materials.

Marissa Eldreth has been the owner of BizWiz Consulting since 2002, and has seen lots of growth and a variety of business experiences. She now works the business while taking care of her mom, who is now living with the family. Marissa is passionate about helping non-profit organizations, and her business focuses on putting businesses and non-profits together for the benefit of both. She told everyone about an event on 12/4 at the Placer County Fairground where they will be collecting coats and shoes. Marissa closed with a great formula: Diversity plus Discovery equals Unity!

Mary Collins, a cancer survivor, is now the Director of the newly created Foundation For Cancer Vaccines. She believes that the antibodies from cancer survivors can be closed to create Cancer Vaccines. Mary said that the foundation's mission is to create a life-saving directory that connects cancer survivors, patients and specialists. One suggestion given to Mary was to go to "guidestar.org", which is an amazing and comprehensive resource for non-profit organizations.

Lidia Marciel attended for the first time as a guest of Sue Harke. Lidia is a tax preparer, working with her husband, and is part of the Romanian community here in Sacramento. She works with both businesses and individuals, and is always looking for new clients!

Amelia Barz, owner of Bouquet Florist, also attended for her first time. Amelia has owned her shop since 2002, and offers a full range of services. In fact, you can come see Santa at their shop on 12!1 and 12!8, from 10 to 2. Amelia is multi-lingual, including sign language, which is very convenient for her customers. She markets her products in the shop and online, but a suggestion was given that she might benefit by using a marketing site called groupon.com.

Susan Harke wears two very big hats, as both a CPA and Mobile Notary. One of her goals as a CPA is to save her customers money, and she works particularly hard for people with IRS and/or Franchise Tax issues. One of the tools she suggests for her customers are the advocate offices for both the IRS and the Franchise Tax Board. Notaries are much more restricted in what they can do, since their only function is to verify the identity of the signer. She suggests that people who need a quick notary go to local UPS stores (not FedEx), since they have onsite notaries.

Terry Burke Maxwell reminded us all that she uses her full name for business because of similarities with other people and businesses online. She is an author of educational materials and a publisher. So far she has only published her own books, but is working with other people on other types of books. Terry told everyone about a new group called Northern California Publishers & Authors, that might be of interest and help for other author members. She also told us about a nine-day event for authors called "Authors Among Us", that is running from 11/27 through 12/5.

Autumn DeCosta, a brand new NAPW member and first time attendee, is a Life Coach. Someone asked for the difference between a therapist and a life coach, and Autumn answered that a therapist has you lying down, while a life coach has you sitting up! Autumn is truly a wonder woman with an awful lot of hats! She and her husband are both in the military (in fact, he just returned from deployment overseas -- YEAH!!!--), she has three teenagers, she is a coach with several different programs, and she is part of the Yellow Ribbon Reintegration program. This program helps military families cope with all of the transitions and demands when they learn that their family member is leaving, during the difficult months while the family is separated, and then again when the family is reunited. In addition to all of this, Autumn is passionate about working with girls as they go through the transition to womanhood, helping them to value themselves rather than just seeking peer approval.

Sandy Duveneck, recently retired from California State service, is trying to find her new niche. While in state service she was appointed by the governor and supervised literally thousands of people in various departm fashion jackets ents. She just finished working very hard on a local political campaign, and suddenly finds herself with enormous organizational and administrative talents but no outlet for them. She is looking for a charitable outlet for those skills that would be meaningful to her.

Dana Jacques has been an OB/GYN physician for thirteen years, but just moved from Wisconsin to Roseville last June. She is very excited to be an independent physician, and loves working with women of all ages. She says Wisconsin was wonderful and she loved her patients; however, ten winters there with two active little boys was enough! They love it here, and she loves the opportunity to build a new practice.

Our November meetings were different, since we didn't have a speaker. We had no problem filling in the void though, with lots of conversation, suggestions for one another, and just plain old-fashioned enjoying a room full of wonderful, friendly women. Online Influencers Gain Traction Over Celebrity Endorsements as Trusted Voices

According to a new study from BlogHer, Inc., the leading participatory news, entertainment and information network for women online, people are now more influenced by the opinion of a blogger than a celebrity when it comes to learning more about products or making a purchase.

The BlogHer 2011 Social Media Matters Study, co-sponsored by Ketchum, one of the largest global communications consultancies, also shows that 78% of the female American adult online population are active social media users, and of those, nearly twice as many (20%) are motivated to consider products promoted by or with a blogger they know, than by promotions featuring a celebrity (13%).The study also reveals that the introduction of more sophisticated mobile platforms and web applications have transformed many more digital users into "early adopters", illustrated by rapid mainstream adoption of new digital services, such as online deal sites (such as Groupon), mobile gaming, location-based apps (such as Foursquare), and smartphone apps.

The study, fielded by Nielsen Company and BlogHer to nationally representative samples, was conducted to gather insights on current social media trends among women, both in the US general online population and members of the BlogHer community.

"Over the last four years we have measured and reported the growing trust women have in the bloggers they read, and how that translates directly into influence and purchasing decisions," said Elisa Camahort Page, BlogHer Co-founder and COO. "In 2011, we can see that this trust has paid off, as readers report that high satisfaction with the results of such purchases regularly send them back to blogs and social media to seek out recommendations by bloggers they trust."

Early Adoption is the New Mainstream
The rise in mobile devices has made it easy for consumers to rapidly embrace new applications and digital services. The study found that adults of all ages are using the following mobile devices and apps once a week or more:

  •     After only two years in the consumer marketplace, online coupon services such as Groupon and LivingSocial are used by over half of women online (51%).
  •     After less than two years on the market, location-based apps such as Foursquare and Gowalla are now used by 16% of all online adults…an adoption rate that took Twitter twice as long to achieve. It should be noted, however, that this is one of the few apps and tools where women do not lead in adoption, with only 12% of women using these services actively.
  •     4 out of 10 women use smartphones and related apps.
  •     22% of women are active in mobile gaming.

"With the steady increase of mobile adoption, truly understanding the myriad ways a brand's stakeholders use mobile technologies and developing a customized mobile strategy to reach them is critical." said Nicholas Scibetta, Partner/Director, Global Media Network at Ketchum. Blogs and Other Social Media Increasingly Tapped for Purchasing Decisions
This year's survey shows that blogs play an increasingly influential role in people's purchasing decisions:

  •     Blog opinions matter: 53% of U.S. women blog readers have purchased a product based on a blog recommendation. That number soars to 80% of the BlogHer population.
  •     The top reason the general population trusts blog advice is because of their satisfaction with past purchases based on blog recommendations.
  •     The top three types of products that the general population seeks reviews and recommendations for on blogs are consumer electronics (35%), computer hardware/software (33%) and movies (33%). Among the BlogHer community, the priorities shift to food/beverage (67%) and clothing/shoes (67%), with movies coming in third at 62%.
  •     Almost half (47%) of U.S. blog readers tap into blogs for finding new trends or ideas, 35% for finding out about new products, and one in four for help with making a purchasing decision.

Promoting, not Preventing, People Connections
Despite suggestions of "online fatigue" and concerns that growing use of the Internet may affect the quality of people's interpersonal relationships, the 2011 Social Media Matters Study found that Americans online are continuing to use blogs and other social media actively, and many see social networking as a way to preserving connections with family and friends. Specific findings include:

  •     Blog usage and Facebook usage continue to grow at an equal and modest rate year over year with women (~10%).
  •     Tech love is all about connecting: 58% of women spend more or about the same time with their friends online as they do offline, yet only 5% feel that social impact has had a negative effect. When asked why technology makes women feel hopeful about the future, the top answer (67%) was that social media makes it easier to stay in touch with family and friends.

"Women who use social media cite not only the value social media brings to their own lives, but also credit the voice they see it giving to women around the world," concluded BlogHer's Elisa Camahort Page. "They clearly see the array of digital tools and technologies available to them as a tremendous source of information, connection, entertainment and empowerment."

  •     A general U.S. population sample was fielded from a Nielsen Company panel. The results were weighted by age to be representative of U.S. online characteristics. There were 1,771 respondents. The margin of error at 99% confidence is +/- 2.2%.
  •     A BlogHer Network sample, fielded across an audience of 26 million users, consisted of a BlogHer web network intercept sample of 2,861 respondents. The margin of error at 99% confidence is +/- 1.7%.
  •     All portions of the study were conducted in March 2011. The data is comparative. Responses from the two samples were not combined.

Santa Barbara-based Retailer Territory Ahead Captures Local Flavor at Sunstone Winery & Villa

After years of photographing its clothing catalogs in exotic locales all over the world, Santa Barbara apparel company Territory Ahead is featuring Sunstone Winery & Villa in Santa Ynez as the scenic backdrop for its Spring 2012 collection. The multi-channel retailer sent a 12-person photo shoot team to the 56-acre estate last October and the colorful results can be seen now through late June as the company mails its spring and summer catalogs to customers nationwide.

"We discovered Sunstone Winery last summer on a wine-tasting weekend and knew right away we wanted to shoot here," says Territory Ahead Senior Art Director Steven Burns. Keep Supporting “Giving is winning”

With less than two months to go until the London Games, the IOC is determined to boost the third "Giving is Winning" campaign, a joint IOC-United Nations High Commissioner for Refugees (UNHCR) project. For the first campaign, in Athens in 2004, some 30,000 items were collected. Four years later, in Beijing in 2008, a total of 75,000 items of clothing were donated. The aim for the London Games is the 100,000 mark. To date, close to half the target has been reached. We thus continue to count on you to join us in this campaign providing clothing to people in need and giving them some hope for a better life. Every single item counts.

As the IOC President, Jacques Rogge, has said: "This campaign is an excellent example of how sport can bring joy to people living very difficult lives, as well as to people who give. Let's make a difference to the lives of thousands of men, women and children, just like sport has made a difference to our lives."

NOCs deeply involved
Many NOCs have already responded to the IOC appeal to take part, thus joining the family of donors from the Olympic Movement. Thus, for the second time, the Singapore National Olympic Council (SNOC) is contributing to the "Giving is Winning" campaign. Some 770kg of sports apparel, donated by Singapore's national athletes, have been shipped to some 60,000 refugees from Bhutan in Nepal.

A symbolic ceremony was held on this occasion with the participation of athletes such as Gary Yeo, a silver medallist from the 2011 SEA Games. Ng Ser Miang, IOC Vice-President and SNOC Vice-President, said: "We hope that through this humanitarian effort, our national athletes are given an opportunity to share the Olympic spirit and warm the hearts of the refugees in Nepal." The German and Cypriot NOCs have been among the latest donors to "Giving is Winning". Their donations benefit refugees across the globe and make them feel that the outside world does still care about them.

IFs also support the campaign
Alongside the NOCs, the International Federations are also making their contribution to helping refugees worldwide. The International Swimming Federation, the International Football Association, the International Judo Federation and the International Volleyball Federation have distributed hundreds of items of sports equipments and outfits, as has the International Cycling Union (UCI). For UCI President, IOC member Pat McQuaid: "Cycling is a sport that people from all backgrounds can relate to. We have four disciplines on the Olympic programme, but at the other end of the spectrum we see people using bicycles as their main means of transport. By donating this clothing, the UCI hopes to contribute to improving the everyday lives of those in need".

Professional Women of NAPW Charleston Local Chapter Learn to Get Organized at Summer Networking Events

The NAPW Charleston Local Chapter met for several networking events this summer. The Chapter met at The Ice House this June in Summerville for a professional networking event. Members learned about the benefit of staying organized at home, at work, and even at play. The group also met for a Social Mixer at Accent on Wine to network and to discuss mutual business goals.

At the June meeting, Michelle Forrester, business owner of Style by Constantine, spoke about one of the most important components of her business: getting organized.

"Michelle organizes homes, small offices, filing, and storage systems, and computers. She has plenty of advice to offer on how we can all benefit from being organized," said Catherine.

Michelle described different levels of 'unorganized persons' and the way that poor organizat women's jackets ional skills can negatively impact a person's productivity, stress levels, and well-being. She explained that "hoarders" are Level 3 'unorganized' persons.

Michelle addressed all of the day-to-day details as well, giving the group pointers on how to organize their closets. To maximize one's wardrobe, she suggested keeping photos of clothing and accessories. "Photos are a fun way to organize your wardrobe, and mix and match outfits and accessories," she said.

Michelle went to school for interior design. She was a realtor and now focuses her practice in the real estate industry, helping realtors and other professionals be as efficient as possible.

The Local Charleston Chapter met for a social event in July at Accent on Wine in Summerville where members networked and discussed mutual business goals. They had a surprise guest, Wendell Nolan, CEO-Editor of The Sentinel News. The members explained the NAPW website and Wendell interviewed President Catherine Marshall for an article, which will be posted on The Sentinel website and in The Summerville Journal Scene.

"We had great turn out," Catherine said of the meetings. "Feedback and overall response was great." Planning for future events was a key focus of the meeting, as well as the Chapter's plan to implement a Board of Directors and various committees. Members expressed a strong desire to continue meetings, invite their friends and colleagues, and speak at future meetings.

Among the members in attendance during summer meetings were Carolyn Goodwine, Lauren Williams, Robin Giangrande, Virginia Rgers, Donna Vallone, Raquel Byrnum, Gigi Spires, and Michelle Forrester.

Tax Write Offs For Canadian Real Estate Investors

Part One:

My Dad's accountant always tells him that it's not a bad thing to have to pay taxes because it means you are making money. I have no problem paying what's owed to the government, but I will do everything I can to make sure I am paying ONLY what is owed. After nearly eight years of building a multi-million dollar real estate portfolio I've learned a few pointers to minimize taxes on residential real estate investments.

Let's start with the basics. As a real estate investor, you will pay tax on the rental income you earn on the property as well as on any capital gains when you sell. The amount of tax you pay on rental income can be reduced dramatically by expenses such as maintenance, property management, capital cost allowance (depreciation), interest on your mortgage (but not the principal pay down), and other money spent to run your property. In another edition we will come back to some of the elements above. For this edition, let's focus in on the second major area you will pay tax on, and that is on Capital Gains when you sell your investment.

A Capital Gain occurs when you sell your property for more than you paid for it. You do not realize your capital gains until you sell.

To calculate your capital gain take the:

Money from the sale of your property

SUBTRACT

Costs of disposition (real estate agent fees, lawyers etc.)

SUBTRACT

What you paid for the property.

You will owe tax on 50% of the amount from the above calculation if the resulting number is positive (a capital gain). This amount gets added (or subtracted if it's a net loss) to your personal income and you are taxed accordingly.

If the property you are selling is your principal residence, then it is exempt from tax. According to Canada Revenue Agency, a property qualifies as your principal residence if in that year of filing:

* you acquire only to get the right to inhabit

* you own the property alone or jointly with another person

* you, your current or former spouse or common-law partner, or any of your children lived in it at some time during the year

* and, you designate the property as your principal residence.

Now, what if you live in the home for a few years, and then move out and rent it out for a few years as I did with the condo that I owned in Toronto? In that situation, the answer for me was that the condo could still be considered my principal residence for four years after I changed it's use. The catch is that I could not claim capital cost allowance on the condo, nor could I claim any other property as my principal residence at the same time. For me, this choice was easy because I moved into a property Dave and I already owned and had been treating as a rental property from the accounting sense of things. It was easier to keep the condo as my primary residence and continue to treat my new "home" as a rental property for accounting purposes. It's important to note that you and your significant other (including common law or same sex partner) cannot own two principal residences at the same time for tax purposes. You must choose one during the over-lapping period.

It's complicated and that is why my husband and I have accountants that we consult with on a regular basis to get the best advice.

PART TWO:

It felt like I won the lottery at tax time last year. My cheque from the government was five figures. I am not bragging about this, because the reality is that the sale of my Toronto Condo happened at a net loss to me after real estate agent fees and our Toronto women's coats tri-plex cost us almost $30,000 last year in unexpected repairs. So, the money I got from the government didn't come close to easing the financial pain I experienced in 2006, but it did make me glad they were investments and not solely my homes. Had they been only my homes, that money would have been gone for good.

So, how can you maximize the tax write offs from real estate investments? Personally, I always consult my accountant. In over 15 years of using an accountant, I have only once paid him more than I have gotten back from the government. But, I don't just rely on him, I do have a decent understanding of what qualifies as current and capital expenses.

First, the definitions. An easy way to think of a CAPITAL EXPENSE is that it provides a lasting benefit and improves the property beyond it's original condition as most renovations do. If it's a separate asset like a new stove or fridge then it can usually be treated as a capital expense. Typically these expenses are significant (in the thousands of dollars). Usually these expenses must be deducted over several years versus current expenses which usually get fully deducted in the year they are incurred.

Some examples of capital expenses include:

* The purchase price of rental property,
* Fees associated with the purchase of the property such as legal fees,
* Purchase of furniture or appliances to go in the property,
* The addition of a deck to the property, or the addition of another bathroom.

A CURRENT EXPENSE is generally something that repairs the property to its original condition, for example a coat of paint or repairing stairs. The expense is usually one that recurs on a regular basis and provides a short term benefit. Some common current expenses include:

* Costs of renting the property out (property manager, advertising, cleaning costs),
* Insurance on the property,
* Interest on your mortgage (note that your principal repayment is not deductible),
* Maintenance and repairs that restore the property or item to it's original condition,
* Property taxes,
* Your hired help: accounting fees, property manager fees, cleaning people's wages, consultants, lawyers),
* Utilities,
* Travel costs to collect rent, view or work on the property (note that this includes transportation costs but not typically lodging or food),
* And office expenses that are directly related to your investment (things like long distance fax charges and telephone bills we have expensed but pens and paper we have not, although you can if it's directly related to your investment activities).

Type of Woods and Their Characteristics

There are other woods that are widely used besides these oak, walnut, mahogany and satinwood. Let us have a look at these uncommon woods and their appearances and their uses in our daily life.

While oak, walnut, mahogany and satinwood are recognized by most people, and one or more of them is present in almost every home, there are a large number of other woods used by cabinet-makers in the past that are not so easily identified. To describe them in words so that they can be named positively is not possible, but a general indication of their appearance and uses may be helpful.

Amboynas
A wood from the West Indies with a distinctive burr, looking like closely curled hairs over the light brown surface. It was used in the form of veneer.

Cedar
The harder varieties of this wood, known as Red Cedar, were used for making the linings of drawers in some better-quality eighteenth- and nineteenth-century furniture. It is not to be confused with the spongy open-grained cedar used for making cigar-boxes, which it resembles in sharing the same pleasant smell.

Ebony
A black wood of very closes grain and heavy in weight, which was popular for veneering at the end of the seventeenth century. Later, it was used in inlay and especially for the dark lines in stringing.

Elm
Somewhat similar in appearance to oak, this wood was in use during the seventeenth century and later. It is as hard as oak, but it tends to twist with age and is susceptible to woodworm.

Hare wood
The veneer of the sycamore, stained a grey colour, was called 'hare wood' in the eighteenth century. It has pleasing rippled markings, and was popular either as a veneer or for use in inlaying.

Lignum vitae
It is a hard heavy West Indian wood, of a dark brown colour with black markings. It was used occasionally as a veneer, but was principally made into bowls and cups, and similar pieces. Maple. The American 'bird's eye' maple has small markings all over its yellow-brown surface, and was popular during the nineteenth century. It was used particularly for veneering picture frames, but is found also on furniture.

Rosewood
It is an East Indian wood with a close grain and distinctive blackish lines on a brown ground. Although it was in use during the eighteenth century, it became widely popular during the nineteenth both as a veneer and in the solid when it was imported also from Brazil. It is a heavy timber, and chairs made from it are often found to have been broken from their own weight when carried.

Yew
The familiar tree of English churchyards makes a wood of a medium brown colour used sometimes in the solid and also for veneers. Furniture using either type is much sought after, and when found is usually expensive.

Papier-mache
This material, an imitation of wood, was made in England from the second half of the eighteenth century. The more usual method of making it was women's jackets to stick layers of paper together and leave them to dry, either flat or in moulds. The article was rubbed down until smooth and then painted several times and decorated; each layer of paint was baked gently in an oven to harden the coat and produce the final high gloss. Trays and tea-caddies were among the earliest articles made from papier-mache, but during the nineteenth century small tables, chairs and even bedsteads, were also produced.
